AROCC Home Inspections are conducted by evaluating the structure, systems and components of the property, inside and out, from the foundation to the roof, using the latest tools and technology. As a licensed home inspector trained by InterNACHI, I adhere to a comprehensive Residential Standards of Practice. This means that I will inspect all of the following when visible and accessible:
Standard Residential Home Inspection
Wind Mitigation is a strategy designed to limit the amount of wind damage inflicted on a structure. Many insurance companies offer incentives to homeowners, such as premium discounts and rebates, for implementing specific enhancements to protect their homes. And if you've already made certain improvements, a wind mitigation inspection can provide the verification you need to receive credits and discounts on your homeowners insurance.
Roof inspections are simply inspections that determine the integrity of a roof, how long it may last, and when it will need to be replaced. Roof inspectors are not going to climb up on your roof or the roof of a home you are thinking of buying and pull up shingles or tiles. Roof inspectors have special procedures wherein they can determine the lifespan of a given roof without tearing into it.
Many insurance companies require a Four-Point inspection for homeowners insurance and renewals for an existing policy on an older home. This limited inspection includes the four vital systems of the home: Roof, Electrical, Plumbing and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
Get started on the path of responsible home ownership by having an annual inspection done by a Florida Licensed Professional, identifying any issues and educating you about preventative maintenance and what should be done each year to keep your home in top condition and saving you money from costly repairs or early utility replacements. Even as a veteran homeowner, an annual preventative property inspection can verify whether your home is being properly maintained or whether any potential problems exist or have recently developed.
Are you thinking of selling? Why not prepare your home by having a licensed home inspector evaluate your property before listing it? Having a Move-In Certified Seller Inspection will alert you to any defects or problems with your home so that you can address the issue before prospective buyers discover it. You can then take the time you need to obtain reasonable repair estimates and avoid hours of negotiation and delays. By having your home inspected now, you will have the confidence to enter the market with a justified asking price.
Know before you buy. If you're investing in a second home, a rental property, or a vacation home, having a licensed professional evaluate your investment property will help you budget for any necessary repairs and upgrades, as well as deferred maintenance due to the age of the property and other potential issues.
